A standard single-family rental or one-bedroom apartment turn typically takes 1–2 working days for paint, depending on the scope and how much wall repair is needed. We build a scheduled window with you based on your lease end-dates and can absorb multiple units per week for larger portfolios.

Do you provide a standardized scope per unit, or do you quote each one separately?

Both. For portfolio clients we build a master scope sheet covering the most common turnover package (wall repair, full-coverage repaint, trim touch-up, ceiling touch-ups, closet interiors) at a fixed per-unit price. Anything outside the master scope gets quoted as a line item on top.

Can you handle smoke damage, nicotine staining, or pet odor sealing?

Yes. We stock stain-blocking and odor-sealing primers and carry these materials on every turnover truck. Severe smoke or nicotine cases get an extra primer coat at a per-unit uplift documented in the original scope sheet.
